Developers, Cottonwood Residential, plan to build the Broadway Apartments at the former Motor Pool site at the 300 East block of both 200 and 300 South.The Broadway Apartments will be a mix of six and five stories and will occupy the length of a city block fronting both 200 and 300 South.  The project will have 256 residential units with five floors of wood-framed residential above a two-story parking podium. Notably, the garage will have a parking ratio of 0.96 stalls per one residential unit, for a total of 245 parking spaces.

The project will replace a former storage and repair facility for the FBI’s car fleet on a narrow 1.54-acre parcel. The Motor Pool building was constructed in 1967 and has been an office and a vehicle repair and storage facility for the FBI.  The property has been vacant since the bureau stopped storing motor pool cars at the site in November 2012.  In 2016, the U.S. Government began looking for a development partner for the parcels.  In 2017 the government demolished the storage facilities.

Across the street from the Broadway Apartments is the proposed site of the Violin School Commons development.  The mixed-use project is by Cowboy Properties and Form Development and will include 248 residential units and ground-floor commercial space in three buildings, two new construction and one adaptive reuse on 2.5 acres at the northeast corner of the 300 East and 200 South intersections.  The project will be mixed-income with 111 affordable units and 137 market rate units.  Construction on the first phase should start later this year.
